The three project campuses hold roughly 2,500 beds between them. Around 14,000 people work on the Hinkley Point C site. The arithmetic has never worked, and in early 2026 it got tighter still: EDF scrapped the proposed 1,000-bed campus at Junction 24 near Huntworth, confirming the peak workforce would now be about 14,000, some 1,000 lower than earlier projections, and no longer enough to justify building it.
So if HOST has told you there’s nothing available, you’re not unlucky. Most of the workforce was never going to get a campus room.
The useful question isn’t how to get on a waiting list. It’s whether a campus room is actually the best option for how you work, because for anyone on a rotation, driving in, or wanting to cook their own food, the answer is often no.
How Many Campus Beds Are There, and Who Gets Them?
Three sites, run by HOST Somerset on EDF’s behalf.

To book, you need a Site Access Pass number, or written confirmation from your employer that you’re on the project if you’re still at induction stage, plus photo ID at check-in. Sedgemoor and Brean Sands can take non-HPC guests with prior approval; Hinkley Campus is workforce only. Rates aren’t published and are normally arranged through your employer, so your mobilisation contact is the person to ask.
Minimum stay is four nights at all three.
Why Campus Rooms Run Out
Three reasons, and none of them are going away.
The supply is fixed. Sedgemoor is modular and temporary, it will be dismantled when construction finishes, and the site already has outline consent for permanent housing. Nothing is being added to it. With the Junction 24 campus cancelled, the two campuses nearest site are capped at just under 1,500 rooms.
Rooms are single occupancy. No doubling up, no sharing a room with a colleague to free space. One person, one room, no exceptions.
Long-stayers hold rooms. People on twelve-month postings book continuously and keep the room over weekends, which is rational for them and removes inventory for everyone else.
Before you assume, check. HOST runs live booking pages for each campus, so you can see availability for your actual dates rather than relying on what someone told you in a WhatsApp group last month.
The Campus Rules That Cost You Money
This is the part worth reading even if a room is available. HOST publishes its house rules, and several of them have a direct cost attached.
- You pay for nights you don’t sleep there. If you want to leave your belongings in the room while you go home for the weekend, you have to reserve and pay for the room. No reduced rates are offered. On a two-weeks-on rotation, that’s real money, or you pack everything out every time.
- No cooking devices. No toasted sandwich makers, no slow cookers, no gas burners. Only appliances provided by HOST can be used in the room, and breaching it can mean being removed from the campus. Every meal is bought.
- Parking isn’t guaranteed. Spaces must be pre-booked, they’re first come first served, and HOST states plainly that a space per reservation can’t be guaranteed. Your vehicle can only be parked at the campus you’re staying at.
- No overnight guests at Sedgemoor or Hinkley. Rooms are single occupancy by design, so a partner visiting for a weekend isn’t possible. Brean Sands is the exception, over-18 family and friends can stay with 24 hours’ notice, and under-18s during school holidays and weekends.
- No shop on site at the two main campuses, just vending machines. Laundry is card-operated, or there’s a collection service.
What you get in return is genuinely good: ensuite rooms, a 24-hour restaurant, two bars, indoor and outdoor gyms, sports pitches and a bus that goes where you need it. For a single worker on a long straight run with no car and no interest in cooking, a campus room is a sensible choice.
For everyone else, the no-kitchen rule is the expensive one. Buying every meal costs roughly £20–£30 a day more than cooking, which over a twelve-week package is £1,700 to £2,500 that never appears on the accommodation line of anyone’s budget.
What Are Your Options in Bridgwater?
Bridgwater is where the private market absorbs the overflow, and it has more stock than anywhere else in range. Four realistic routes, and they suit different people.

Rooms in shared houses are the cheapest and the most variable. Plenty are advertised specifically for this project, “on the HPC bus route”, “walk to the Hinkley bus pick-up” – and the good ones go quickly. Ask who else is in the house and what shifts they work, because a night-shift worker in a house of five day-shift workers doesn’t sleep.
A whole house for a crew is usually the best per-head deal going. Four to eight people in one property, one invoice, one notice period, and everybody cooks and travels together.
A serviced apartment is the direct answer to the campus rules above: your own kitchen, an allocated parking space, no restriction on visitors, self check-in when you arrive at 10pm after a late shift, and a company invoice with a PO reference. It costs more per night than a room in a shared house and considerably less than a hotel.
One thing to structure properly. If the same person stays continuously for more than 28 nights, a reduced-value VAT rule applies from night 29 and takes the effective VAT on the accommodation element down to roughly 4%. It only works on a single continuous booking in one name, rolling weekly reservations don’t qualify. Combined with long-stay discounts of 20–30%, booking the whole package up front is materially cheaper than extending week by week.

Why Highbridge Is Worth Checking
When Bridgwater tightens, and it tightens every time a fit-out package mobilises, Highbridge and Burnham-on-Sea are the towns most people forget.
You’re about 17 miles from site, roughly 30 to 35 minutes by road, on established bus routes via Burnham. Rents run lower than Bridgwater, typically £650–£750 for a one-bedroom, and availability holds up better because the town isn’t the first place crews look. It’s also the same transport corridor as Brean Sands, so the project has been moving workers along it for years.
The trade-off is honest: you’re ten minutes further out and the town is quieter in the evenings. For a night-shift worker or anyone who wants to sleep, that’s a feature.
For longer postings, six months or more, especially with family visiting, Taunton is the other option worth pricing. It’s 30 to 35 minutes from site, has a main line station, hospitals and schools, and feels like somewhere to live rather than somewhere to stay.
What to Ask Before You Book Anything
Six questions, whether you’re talking to a landlord, an operator or your own mobilisation team:
- Is parking allocated, and how many spaces?
- What happens on weekends – am I paying for nights I’m not there?
- Is there a kitchen and a washing machine, and somewhere to dry workwear?
- Who gets invoiced, and can you take a PO reference?
- What’s the notice period if the package finishes early?
- Is it one continuous booking in one name, for the rate and the VAT treatment?
