A room to rent in Bridgwater costs £425 to £850 a month with bills included, which works out at roughly £14 to £28 a night. A one-bedroom serviced apartment in the town typically lands around £56 to £76 a night on a month-long booking. On the headline numbers, the room wins by a factor of three.
The headline numbers are not the whole bill. Since 1 May 2026, a room in a shared house comes with a two-month notice period you cannot shorten on your own, a deposit of up to five weeks’ rent, and no company invoice. A serviced apartment comes with none of that, but you pay for a whole flat even if you only need one bed.
This guide puts both on the same footing, cost per person per night actually used, across three real situations: a solo worker on a six-week job, a solo worker staying six months, and a contractor housing a crew of four.
| Room to rent in Bridgwater | Serviced apartment in Bridgwater | |
|---|---|---|
| Typical price | £425 to £850 a month, or £175 to £190 a week | £56 to £76 a night for a one-bed on 30+ nights |
| Per person per night | £14 to £28 | £25 to £76, depending on how many share |
| Bills and Wi-Fi | Included in almost every listing | Included |
| Kitchen and bathroom | Shared, sometimes en-suite | Private |
| Contract | Assured periodic tenancy, or a lodger agreement | Licence to occupy |
| Notice to leave | Two months in most shared houses | Booking terms, usually 7 to 30 days |
| Upfront cash | Up to a month’s rent plus a five-week deposit | Usually just the booking |
| Parking | Mostly on-street | Agreed at booking |
| Company invoice with VAT | No | Yes |
| Best for | Solo, self-funded, three months or more | Short jobs, crews, company-paid stays |
How much does a room to rent in Bridgwater cost?

Most rooms to rent in Bridgwater cost £425 to £850 a month, and almost all of them include bills. In mid-October 2026 SpareRoom listed 56 rooms in the town. Basic doubles in central shared houses started at £425 to £550 a month, en-suite doubles ran from £740 to £850, and rooms let by the week, the format most often aimed at Hinkley Point C workers, were priced at £175 to £190 a week.
For regional context, SpareRoom’s Q3 2026 index put the average room in the South West at £689 a month, a record and 2.3% up on a year earlier, against a UK average of £769. Nationally, room adverts fell 4.7% year on year, the first drop after three years of growth. Fewer rooms are coming onto the market, not more.
Converted to the unit that matters for comparison:
| Room type in Bridgwater | Monthly rent | Per night |
|---|---|---|
| Basic double, central shared house | £425 to £550 | £14 to £18 |
| Typical double, bills included | £600 | £20 |
| South West average (SpareRoom, Q3 2026) | £689 | £23 |
| En-suite double | £740 to £850 | £24 to £28 |
| Weekly room, £175 to £190 a week | £758 to £823 | £25 to £27 |
Why are rooms in Bridgwater so hard to find?
Because Hinkley Point C, and now the Agratas gigafactory at Gravity, are bringing workers into a small town faster than its housing can take them. EDF’s two worker campuses hold 1,496 beds between them, 986 at Sedgemoor Campus on Bath Road and 510 at Hinkley Campus, against a workforce many times that size.
The overflow lands in Bridgwater’s spare rooms and shared houses. Our guide to accommodation near Hinkley Point C covers the campuses, the park and ride sites and real travel times from each town.
You can see the pressure in the listings. Rooms are advertised by the week, priced near the top of the range, and sold on their distance to a project bus pickup, Sedgemoor Campus or the Junction 23 park and ride at Dunball.
You can also see it on the street. In June 2026 Bridgwater Town Council objected to an HMO being enlarged from six bedrooms to eight on Bristol Road, citing the cumulative effect of shared houses on the area, while a ward councillor reported parking pressure around Quantock Terrace. More shared houses means more vehicles on the same kerbs, which matters if you are arriving with a van.
What does renting a room in Bridgwater really cost once you add the extras?
Add a notice period, a deposit, a month’s rent in advance and £50 to £150 of kit, and a cheap room costs noticeably more than its rent, especially on a short job. Which of those apply depends on what kind of room it is.
Is a room in Bridgwater a tenancy or a lodger arrangement?
If the landlord lives elsewhere it is almost certainly a tenancy; if the landlord lives in the house, you are a lodger. That one fact sets your notice period.
- A room in a shared house or HMO, landlord not resident. Since 1 May 2026, under the Renters’ Rights Act, new tenancies are rolling periodic tenancies. To leave you must give two months’ notice, served on the rent day or the day before, and rent stays payable until it expires. The landlord can agree a shorter period in writing, but does not have to.
- A lodger room, landlord living in. This sits outside the Renters’ Rights Act. Notice is whatever your agreement says, usually a week or a month and often matching how often you pay.
On a six-month stay the two-month rule barely matters. On a six-week job it is the single biggest cost in the room column, as the first worked example shows.
How much cash do you need upfront to rent a room?
On a £600-a-month room, expect to hand over about £1,290 before you move in: a month’s rent in advance plus a deposit of up to five weeks’ rent. The Renters’ Rights Act caps rent in advance at one month once the agreement is signed, and the Tenant Fees Act caps the deposit at five weeks’ rent where annual rent is under £50,000. A holding deposit of up to a week’s rent may come first, credited against the total.
On a weekly room at £180, the deposit alone can reach £900. Tenancy deposits must be protected in a government scheme; lodger deposits do not have to be. A few Bridgwater landlords do advertise no-deposit rooms, so it is worth asking.
A serviced apartment is normally paid per booking or invoiced to the company, with nothing tied up for the length of the stay.
What other costs come with renting a room?
- Kit. Bedding, towels, pans and basics, if the room does not supply them: £50 to £150.
- TV licence. If your room has its own tenancy agreement and you watch live TV or BBC iPlayer there, you need your own licence, which is £180 for 2026/27.
- Parking. Mostly on-street, in exactly the streets where councillors report pressure. If you are on the Hinkley project, the workforce code of conduct also governs where you leave your vehicle.
- Sleep. A shared kitchen and bathroom with people on different shift patterns. There is no line for it on the rent, but on a 6am start it is a real cost.
- Time. Viewings, referencing and Right to Rent checks take days. A serviced apartment books in minutes and is usually self check-in.
How much does a serviced apartment in Bridgwater cost?
Expect £70 to £95 a night for a one-bedroom serviced apartment in Bridgwater at list price, falling to roughly £56 to £76 on a month-long booking, with bills, Wi-Fi, linen and housekeeping included. Sharing is what closes the gap with a room.
| Bridgwater option | List rate per night | 30+ nights, about 20% off | Per person |
|---|---|---|---|
| One-bed apartment, one person | £70 to £95 | £56 to £76 | £56 to £76 |
| Two-bed apartment, two sharing | £100 to £130 | £80 to £104 | £40 to £52 |
| Whole four-bed house, four sharing | Quoted per house | £25 to £35 |
Rates are illustrative and move with season, demand and length of stay.
Two things change once you are in a serviced apartment rather than a room. First, it is a licence to occupy, not a tenancy, so the Renters’ Rights Act two-month notice does not apply; you leave on the booking’s own terms. Our plain guide to what a serviced apartment is explains the licence model and why there is no deposit protection scheme or tenancy process involved.
Second, VAT works in your favour on long stays. Serviced accommodation is standard-rated, but where the same person stays continuously for more than 28 nights, a reduced value rule applies from night 29 and cuts the effective VAT on the accommodation element to roughly 4%. It applies to one continuous stay, so a run of weekly rebookings does not qualify.
Is a room or a serviced apartment cheaper for a six-week job in Bridgwater?
A lodger room is cheapest, but a room in a shared house costs more than a bed in a whole contractor house, because the two-month notice means paying for eight weeks to use six.
Worked example: one worker, 42 nights.
| Option | Total paid | Per night actually used |
|---|---|---|
| Lodger room at £150 a week, one week’s notice | £1,000 | £24 |
| Bed in a shared four-bed contractor house at £28 | £1,176 | £28 |
| Room in a shared house at £600 a month, two months’ notice | £1,300 | £31 |
| Two-bed serviced apartment, shared with a colleague | £1,848 each | £44 |
| One-bed serviced apartment, alone | £2,688 | £64 |
Room totals include £100 of kit. The shared-house figure assumes the landlord will not agree a shorter notice period.
Six-week job in Bridgwater, cost per night used
Lodger room, 1 week's notice ████████░░░░░░░░░░░░ £24
Contractor house bed █████████░░░░░░░░░░░ £28
Shared-house room, 2 months' notice ██████████░░░░░░░░░░ £31
2-bed apartment, shared ██████████████░░░░░░ £44
1-bed apartment, alone ████████████████████ £64
If the shared-house landlord does agree to let you go after six weeks, that room drops to about £930, or £22 a night, and becomes the cheapest option. Get that agreement in writing before you sign, not in week five. Either way, the room still ties up a deposit of around £690 until after you have left.
Is a room or a serviced apartment cheaper for a six-month stay in Bridgwater?
A room, by a wide margin: about £3,700 for six months, against £5,100 for a bed in a contractor house and £11,650 for a one-bed apartment on your own.
Worked example: one worker, 182 nights. The last column compares each option with the construction lodging allowance of £53.69 a night under the CIJC working rule agreement from 20 July 2026, which is £9,772 over six months. Other industry agreements set their own rates, so check yours.
| Option | Six-month cost | Per night | Against a £53.69 allowance |
|---|---|---|---|
| Double room at £600 a month | £3,700 | £20 | £6,072 left over |
| En-suite room at £180 a week | £4,780 | £26 | £4,992 left over |
| Bed in a shared contractor house at £28 | £5,096 | £28 | £4,676 left over |
| Two-bed apartment, shared with a colleague | £8,008 | £44 | £1,764 left over |
| One-bed apartment, alone | £11,648 | £64 | £1,876 over |
Room totals include £100 of kit.
The honest reading: if you are on your own, paying your own way and staying for months, a room keeps the most of your allowance, and nothing in this article should talk you out of it.
The case for an apartment at six months is not price. It is a private kitchen and bathroom, a parking space you do not have to hunt for, and not sharing a wall with someone on the opposite shift.
Whether that is worth £24 to £44 a night more is your call. Longer bookings can attract deeper discounts than the 20% used here, which narrows the gap a little but does not close it.
Is it cheaper to rent four rooms or a whole house for a crew in Bridgwater?
At the gross price, a whole four-bed house costs about £770 more than four weekly rooms over 12 weeks, around £2.30 per person per night. For a VAT-registered contractor it usually works out about £800 cheaper.
Worked example: a crew of four, 84 nights.
| Four rooms at £180 a week | Whole four-bed house at £28 per person | |
|---|---|---|
| 12-week cost, gross | £8,640 | £9,408 |
| Cost after recoverable VAT | £8,640, as rent is VAT-exempt | £7,840 |
| Deposits tied up | Up to £3,600 | None |
| Contracts and exits | Four, usually in each worker’s name | One booking, one invoice |
| Notice | Two months each, in shared houses | Booking terms |
| Parking | On-street, four vehicles | Agreed at booking |
| Kitchen and laundry | Shared with other tenants | The crew’s own |
| Who checks safety | Four different landlords | One operator |
Crew of four for 12 weeks in Bridgwater
Whole house, after VAT recovery ███████████░░░░░░░░░ £7,840
Four weekly rooms ████████████░░░░░░░░ £8,640
Whole house, gross █████████████░░░░░░░ £9,408
Two 2-bed apartments, gross ████████████████████ £14,784
The VAT line assumes the £28 rate includes VAT at 20% and that the input tax is recoverable because the stay is for employees travelling on business. Confirm the treatment with your accountant, because it depends on how the booking is contracted and who it is for.
Even at the gross price, the £2.30 a head buys the crew a driveway for the vans, one exit instead of four, and a house where everyone works the same shift. If the rooms are in houses where five or more people from two or more households share, the landlord also needs a mandatory HMO licence, and it is worth asking to see it. For the same per-head arithmetic in other regions, see our guide to what site managers should budget for contractor accommodation.
Should you rent a room or book a serviced apartment in Bridgwater?
Rent a room if you are on your own, paying your own way and staying three months or more. Book a serviced apartment or a whole house if the job is under two months, the end date might move, you are bringing a crew, or a company is paying.
| Rent a room in Bridgwater when | Book a serviced apartment or house when |
|---|---|
| You are solo and self-funding | A company is paying and wants a VAT invoice |
| The stay is three months or more and the end date is firm | The job is under eight weeks or the end date depends on the programme |
| You are happy sharing a kitchen and bathroom | You work nights or early starts and need quiet |
| You do not have a van | You need off-street parking for vans and tools |
| You have the deposit and a month’s rent to hand | You would rather not tie up £700 to £900 per person |
| Two or more of you are travelling together |
For a stay of a few nights, a site visit or an audit, neither of these is the real comparison. Our per-night cost breakdown of serviced apartments vs hotels covers that end of the scale.
What should you check before renting a room in Bridgwater?
Check the notice period and the deposit before the rent, because those are the two numbers that change the real cost. Then work through the rest:
- Tenancy or lodger? Does the landlord live in the house?
- Notice in writing. Two months by default in a shared house; will the landlord agree less?
- What “bills included” means. Wi-Fi speed, heating, and any cap on energy use.
- Where the deposit is held. Tenancy deposits must be in a protection scheme.
- HMO licence. Needed where five or more people from two or more households share.
- Parking. Off-street, on-street or a permit zone, and room for a van.
- Your commute. Distance to the Junction 23 park and ride or the nearest project bus stop.
- Who else lives there, and what shifts they work.
If the numbers point to an apartment or a whole house, that is what we run. Guests House has serviced accommodation in Bridgwater, a house on Stockmoor Drive and apartments on Middle Street in the town centre, plus Highbridge for when Bridgwater fills up.
Bills, high-speed Wi-Fi, a fully equipped kitchen, weekly housekeeping and self check-in are included, with free cancellation up to 24 hours before arrival. Our business and extended stay rates step down the longer you book, and we invoice companies directly. Send us your dates, headcount and site postcode and we will give you an all-in figure you can put straight against the room you are looking at.
