The average Airbnb in Taunton earns about £14,300 a year, booked on roughly 44% of nights at around £136 a night. In Bridgwater the average listing earns far more on paper, about £40,000, but that figure comes from just 18 listings, many of them whole houses let to Hinkley Point C and Gravity crews for a week or more at a time.
Neither number tells a landlord what they would actually keep. That depends on the platform’s cut, the cleaner, the bills, a council tax bill that doubled for many furnished lets in Somerset in April 2025, and whether the result beats what a tenant would pay.
This guide sets out what short lets in each town really earn, what drives the bookings, what comes off the top, and when a long let is still the better answer.
How much does an Airbnb earn in Taunton and Bridgwater?
An average Taunton listing grosses about £14,300 a year and an average Bridgwater listing about £40,000, but the two markets are built very differently. Taunton is a small-flat market with short, planned stays. Bridgwater is a thin market of larger homes let for longer to project workers.

|---|---|---|
| Active Airbnb listings | 56 | 18 |
| Occupancy | 43.7% | 42.9% |
| Average nightly rate | £136 | £276 |
| Average annual revenue per listing | £14,300 | £40,000 |
| Average length of stay | 5.1 nights | 8.2 nights |
| Average booking lead time | 63 days | 46 days |

Three cautions before you use these numbers:
- The samples are small. Eighteen listings is not a market average, and one large house can move Bridgwater’s figures on its own.
- The annual average understates a full-time let. Taunton’s £14,300 includes listings that are only open part of the year. A property available every night at the market’s occupancy and rate would gross nearer £21,700.
- Airbnb is a minority of Bridgwater’s short-let stock. Most contractor houses are let directly to firms or through accommodation agents and never appear in Airbnb data.
For comparison, the average private rent in Somerset was £913 a month for a two-bed and £1,135 for a three-bed in August 2026, up 6.2% on a year earlier (ONS). That is £10,956 a year for a two-bed with one tenant, no changeovers and the bills paid by someone else, and it is the figure every short-let plan in this guide has to beat.
What drives Airbnb bookings in Taunton?
Work, healthcare and sport, more than holidays. An average stay of 5.1 nights booked 63 days ahead is the pattern of planned work travel, not weekend breaks, and Taunton’s economy explains it.
- Musgrove Park Hospital. Somerset’s main acute hospital brings agency nurses, locum doctors, students on placement and families visiting patients, many of them for one to six weeks.
- Public sector and offices. Somerset Council is run from County Hall, and the UK Hydrographic Office is one of the town’s largest employers. Both generate visiting staff, contractors and relocating hires.
- Hinkley Point C overflow. Taunton is 30 to 35 minutes from the site, close enough for supervisors and engineers who want a bigger town to come home to.
- Sport and events. Somerset County Cricket Club fills the town on match days through the summer, and Taunton Racecourse runs jump racing through the winter.
- Leisure. Taunton is the gateway to the Quantocks, the Blackdown Hills and Exmoor, and our guide to things to do in Taunton covers what weekend guests actually come for.
The year is fairly flat by holiday-let standards. August, September and May are strongest, at around 55% occupancy and £2,300 of revenue a month for an average listing. January, March and July are weakest, at around 39% and £1,400. A July dip is unusual for a leisure market and is another sign that Taunton’s bookings follow the working calendar.
Which Taunton properties earn the most?
One- and two-bed flats make up 61% of Taunton’s listings, so that is where the competition is. A two-bed wins on the details guests in this market pay for: off-street parking, a walk to the town centre, station or hospital, two separate beds for colleagues sharing, a proper desk and fast Wi-Fi. Revenue per listing rose 20% in the last year, a healthy sign, but one year on 56 listings is a trend to check against live calendars rather than bank on.
Why do Bridgwater short lets earn more than Taunton’s?
Because the guests are project crews who book whole homes, for longer, and two major projects are competing for the same beds. Bridgwater’s 8.2-night average stay and £276 average nightly rate are the fingerprints of contractor lets, and 28% of its listings have three or more bedrooms.
The demand comes from two sites:
- Hinkley Point C. At peak construction EDF reported around 12,000 people on site and 26,000 working on the project across Britain (EDF). The project’s campuses hold about 1,500 beds, so the private market absorbs the rest. Our guide to Hinkley Point C accommodation shows how that plays out: shared contractor houses at roughly £25 to £35 per person per night, serviced apartments at £45 to £95.
- The Agratas gigafactory at Gravity. The £4 billion battery plant off junction 23 is moving into fit-out and commissioning, with production targeted for late 2027 and more than 2,000 people expected on site at its first peak. A 500-bed worker campus has been proposed but not built.
Seasonality is mild. April, May and August run at around 57% occupancy and £7,700 a month for an average listing; February, October and November at around 37% and £4,000. The quiet months are when crews rotate off, not when tourists stay away.
Will Bridgwater’s contractor demand last?
It will change shape, so price the risk rather than the peak. Hinkley Point C has passed peak crane work: tower cranes are coming down and 30 crane operators were let go in July 2026, with start-up now expected between 2029 and 2031 (Construction Index). The workforce is shifting from civil crews to mechanical, electrical and commissioning engineers, who stay longer and expect a better standard of home.
Agratas then adds a different guest: permanent hires relocating to Somerset who need two or three months somewhere while they find a home. A property set up for a supervisor on a twelve-week rotation also suits them. One set up as a six-bed dormitory does not.
Note also that Bridgwater’s Airbnb supply doubled in a year while revenue per listing rose only 6.9%. New entrants are arriving, and the ones who will hold their occupancy are those with parking for vans, a bed per person, laundry, and a manager who can invoice a contractor against a purchase order.
What does Airbnb management cost in Somerset?
Typically 12% to 20% of booking revenue plus VAT, the same band as the rest of the UK. The management fee is only one of several lines between what a guest pays and what reaches your account, and on a busy short let it is rarely the biggest.
| Cost | Typical figure | Notes |
|---|---|---|
| Airbnb host-only fee | 15.5% of booking value | UK hosts moved to it on 22 June 2026. Nil on direct and corporate bookings |
| Management fee | 12% to 20%, plus VAT | Check whether it is charged on gross or net revenue |
| Changeover clean, two-bed | £100 to £155 | Partly recovered through the guest cleaning fee |
| Linen and consumables | £15 to £35 per turnover | Weekly linen changes on longer contractor stays |
| Utilities, broadband, TV licence | £2,400 to £3,000 a year | Owner pays; heavier on crew lets |
| Council tax or business rates | Nil to about £4,000 a year | Depends on the business rates test, below |
| Specialist short-let insurance | About £450 a year | Standard landlord cover will not do |
Two details move more money than the percentage. A fee charged on gross booking value costs noticeably more than the same rate on what lands in your account, and VAT turns a 15% fee into 18% unless you can reclaim it. Our breakdown of what 12%, 15% and 20% management fees actually buy goes through each tier and the extras that sit outside it.
Turnover frequency drives most of the rest. Every changeover costs a clean, a linen set and a void night or two, which is why a Taunton listing with 5-night stays and a Bridgwater house with 3-week stays can gross the same and net very different amounts.
What rules apply to Airbnb in Somerset in 2026?
No licence or planning permission is needed in Taunton or Bridgwater today, but council tax, registration and tax have all changed. The one that hits Somerset hardest is council tax.
Do Somerset short lets pay council tax or business rates?
Business rates if the property passes the self-catering test, and double council tax if it does not. A short let moves to business rates when it was available to let commercially for short periods totalling at least 140 days, and actually let for at least 70 days, in the past year. Small business rate relief can then reduce the bill or remove it.
If the property fails the test, it pays council tax, and since 1 April 2025 Somerset Council has charged a 100% premium on furnished homes that are nobody’s main residence (Somerset Council). On a Band B home, with an area average of about £1,992 for 2026/27, that is roughly £4,000 a year (HouseCheckup).
This matters most in Bridgwater. A house let to one crew for several months at a time may not count as short-period letting, which can leave it on double council tax. Confirm your property’s position with the Valuation Office Agency before you build the model.
Do you need planning permission or a licence for an Airbnb in Somerset?
Not at present. As at October 2026, no Article 4 direction restricting short lets in Taunton or Bridgwater appears in the public record, and Somerset has no short-let licensing scheme. Two changes are coming:
- A national register. The Culture Secretary told Parliament on 3 September 2026 that England’s short-term lets register will be fully operational by March 2027. It is expected to be mandatory and online, with details on fees and safety evidence still to come (Propertymark).
- A possible planning class. A separate C5 use class for short lets has been consulted on but is not in force. If it arrives, councils could require permission for new conversions in designated areas, so keep evidence of when your short-let use began.
The 90-night annual limit people quote applies in London only.
What tax changes affect Somerset short-let income?
| Change | When | What it means |
|---|---|---|
| Furnished holiday lettings regime abolished | April 2025 | Mortgage interest is a basic-rate tax credit, not a deduction; capital allowances and the capital gains reliefs have gone |
| Making Tax Digital for Income Tax | April 2026, above £50,000 | Quarterly digital updates; the threshold falls to £30,000 in April 2027 and £20,000 in April 2028 |
| Property income tax rates rise 2 points | April 2027 | 22%, 42% and 47% on rental profits (Price Bailey) |
| VAT threshold | Ongoing, £90,000 | Short-let income counts towards it, unlike residential rent |
This is general information, not tax advice. The interaction with your own position is worth an accountant’s time.
Is Airbnb more profitable than a long let in Somerset?
Only above about 55% occupancy in Taunton, and only on direct contractor bookings in Bridgwater. At market-average occupancy a Taunton two-bed short let nets about £2,250 a year less than the same flat let to a tenant.
Here is a two-bed flat run four ways, before mortgage and maintenance.
| Annual figures | Taunton short let, 44% | Taunton short let, 60% | Bridgwater contractor let, 70% | Two-bed long let |
|---|---|---|---|---|
| Nights let | 161 | 219 | 255 | Full year |
| Gross revenue | £21,896 | £29,784 | £28,050 | £10,956 |
| Airbnb fee at 15.5% | -£3,394 | -£4,617 | None, booked direct | None |
| Management, 15% plus VAT (long let 10% plus VAT) | -£3,941 | -£5,361 | -£5,049 | -£1,315 |
| Cleaning and linen | -£4,577 | -£6,226 | -£3,400 | None |
| Utilities and broadband | -£2,400 | -£2,400 | -£3,000 | Tenant pays |
| Council tax or business rates | Nil, rates relief | Nil, rates relief | -£3,984, double council tax | Tenant pays |
| Insurance | -£450 | -£450 | -£450 | -£250 |
| Net income | £7,133 | £10,730 | £12,167 | £9,391 |
Assumptions: Taunton at the market’s £136 a night with 5.1-night stays, all booked through Airbnb, £145 per changeover for cleaning and linen, and full small business rate relief. Bridgwater at £110 a night for two workers, three-week stays invoiced directly to a contractor, a £45 weekly service clean, and Band B council tax with Somerset’s 100% premium. Long let at the ONS Somerset two-bed average of £913 a month. These are illustrations, not forecasts.
Three things stand out:
- Taunton needs management to earn its fee. The flat breaks even with a long let at about 55% occupancy and wins by only £1,340 at 60%. Higher occupancy, a better nightly rate and some direct bookings are the whole argument for a short let there.
- Bridgwater wins on fewer turnovers. Twelve changeovers a year instead of 43 saves around £2,800 in cleaning, enough to absorb double council tax and still beat the long let by about £2,800.
- The channel is worth more than the fee. Put the same Bridgwater let through Airbnb and it nets about £7,800, less than the long let. If it qualified for business rates relief, it would net about £16,150.
Should you use an Airbnb management company in Somerset?
Use one if you live away from the property, or if your numbers depend on contractor and corporate bookings you have no route to. Self-managing one short let takes roughly 8 to 15 hours a month, much of it outside office hours, and the bookings that lift Somerset returns rarely come through Airbnb’s search page.
The break-even is simple arithmetic. On the Taunton flat above at 60% occupancy, management at 15% plus VAT costs about £5,360 a year, so a manager has to add at least that much in net income through occupancy, nightly rate and direct bookings. Ask any Somerset manager three questions before you sign:
- What occupancy and nightly rate are you achieving on comparable homes in Taunton or Bridgwater? A refusal to answer is an answer.
- What share of your bookings come direct from contractors, NHS agencies and relocation firms? In both towns that share decides whether a short let beats a long let.
- How will you handle the business rates test and the March 2027 register? Getting the council tax position wrong can cost £4,000 a year on its own.
It also helps to know what the guests who pay most expect. Our guide to contractor accommodation in the UK sets out what site managers budget and expect: whole-property bookings, parking, bills and weekly cleaning included, and monthly invoicing against a purchase order.
Guests House runs its own serviced apartments in Bridgwater and Taunton for contractors and business guests, so we price on the same numbers we live with. Our Airbnb management in Somerset page explains how we work, including the contractor and corporate channel most local hosts have no access to. Send us the address and your last twelve months of bookings and we will run the comparison honestly, including telling you when a long let is the better answer.
