Relocating an Employee to Milton Keynes: The First 90 Days

Relocating an Employee to Milton Keynes

The first 90 days of a relocation to Milton Keynes fall into three blocks of roughly a month each. Land in furnished corporate accommodation and start work. Search for a permanent home from a base in the city rather than from 100 miles away. Settle: sign, move, and close the relocation off before the tax deadline.

Most relocations that go wrong do so in the gaps between those blocks. The employee arrives before anyone has thought about parking, the school application stalls because a serviced apartment is not a proof of address, the rental search runs into a market with ten enquiries for every home, and the temporary stay quietly eats the whole £8,000 tax-free allowance.

This guide is written for the HR, mobility or line manager running the move. It sets out what to do before arrival and in each of the three months, what corporate accommodation in Milton Keynes costs for 60 and 90 nights, and what changed for new tenants in 2026.

Phase Days The employee’s focus The employer’s job
Prepare −30 to 0 Notice on the old home, school research Book temporary accommodation, confirm the budget and the £8,000 position
Land 1 to 30 Start work, register with a GP, test commutes Check in at week two: is the base working?
Search 31 to 60 Viewings, referencing, choosing an area Help with references, guarantees and Right to Rent
Settle 61 to 90 Sign, move, council tax, school start End the temporary stay, report anything above £8,000

How long should temporary accommodation last when relocating an employee to Milton Keynes?

Book 60 nights as a baseline, with the option to extend to 90, on a single continuous booking with a short notice period. Shorter rarely works and longer usually means the search has stalled.

Three clocks decide the length:

  • The old home. If the employee rents in England, the Renters’ Rights Act means they must give two months’ notice on their current tenancy. Start that clock the day the offer is signed and it lines up with a 60-night stay. Start it on arrival and you pay two rents for two months.
  • The search. Rightmove’s Q2 2026 tracker found 10 enquiries for every rental home nationally, double the pre-pandemic average of 5, with supply 1% down on a year earlier. Allow four to six weeks from first viewing to keys, more for family homes.
  • Schools. In-year applications in Milton Keynes need proof of a new address, which a serviced apartment normally is not. More on that below.

Book it as one stay, not a run of weekly bookings. Long-stay discounts apply to the length of the booking, and where the same person stays continuously for more than 28 nights, a reduced value VAT rule applies from night 29, cutting the effective VAT on the accommodation element to roughly 4%. Weekly rebookings lose both.

The notice period matters as much as the rate. Corporate accommodation is normally booked on a licence to occupy, not a tenancy, which is why it can end on days’ or weeks’ notice when the permanent home comes through. Our plain guide to what a serviced apartment is explains the licence model and why it does not carry the two-month notice that a rented home now does.

How much does corporate accommodation in Milton Keynes cost for 90 days?

Expect roughly £4,800 for 60 nights in a one-bedroom apartment and £6,750 for 90, rising to £10,500 to £15,000 for a family house over the same periods. Rates fall as the booking lengthens.

Milton Keynes list rates run at about £85 to £130 a night for a one-bed apartment, £120 to £180 for a two-bed, and £180 to £280 for a three or four-bedroom house. Long-stay discounts of 15 to 25% from 30 nights, and 20 to 30% from 90, change the totals considerably.

Who is relocating Property List rate per night 60 nights at 20% off 90 nights at 25% off
Employee alone One-bed apartment £100 £4,800 £6,750
Couple, or parent with one child Two-bed apartment £150 £7,200 £10,125
Family Three or four-bed house £220 £10,560 £14,850

Rates are illustrative mid-range figures and move with season, location and availability. Only the one-bed stay fits inside the £8,000 relocation limit over 90 nights; the next section explains why that matters.

Two things to price alongside the rate:

  • Parking. Central Milton Keynes charges from 7am to 6pm every day except Christmas Day and Easter Sunday, and blue long-stay bays cost £10 a day. That is £900 over 90 days if a central apartment comes without a space. Outer-grid houses usually include parking on the drive.
  • The hotel alternative. For a 90-day relocation it is rarely close. A hotel room has no kitchen, no laundry and no space for a family, and the extras land on the expense claim every day. Our per-night cost breakdown of serviced apartments vs hotels shows where the break-even sits, at around the fourth or fifth night.

How does the £8,000 relocation limit apply to temporary accommodation?

Temporary living accommodation counts as a qualifying relocation cost, so it is tax-free up to the £8,000 limit, but it shares that limit with removals, legal fees and everything else. Anything above £8,000 is taxable.

The rules that matter for the first 90 days:

  • It qualifies while the move is still in progress. HMRC treats a hotel or rented property at the new location as temporary living accommodation where the employee intends to move into permanent accommodation to complete the relocation. A flat they plan to live in for the whole posting is permanent, not temporary.
  • It is valued at the employer’s cost. A 90-night family stay at £14,850 uses the entire £8,000 on its own and leaves £6,850 taxable before a single removal van is booked.
  • There is a deadline. Qualifying costs must be met before the end of the tax year after the one in which the employee started the new job. For someone starting in November 2026, that is 5 April 2028.
  • The old home must be out of reach. The exemption applies only where the old home is not within reasonable daily travelling distance of the new workplace, and the new home is.
Scenario Temporary housing Left of the £8,000 for removals and fees
Employee alone, 60 nights £4,800 £3,200
Employee alone, 90 nights £6,750 £1,250
Couple, 60 nights £7,200 £800
Family, 60 nights £10,560 Nothing; £2,560 already taxable

The practical policy choice is whether to keep the temporary stay inside the limit, gross up the excess, or let the employee bear the tax. Decide before arrival, not when the P11D is due. This is general information rather than tax advice, so confirm the treatment with your payroll or tax adviser.

What should HR do before the employee arrives in Milton Keynes?

Book the temporary accommodation near the actual workplace, settle the budget, and start the two clocks you control: notice on the old home and the school conversation. The 30 days before arrival decide how smooth the next 90 are.

  1. Confirm the relocation policy in writing, including how the £8,000 will be split and who pays any excess.
  2. Ask where the employee will work, not just which town. Milton Keynes is built on a grid, and Central MK, Bletchley and the business parks near the A5 and M1 each favour a different base.
  3. Book 60 nights in one continuous stay, with the extension terms and notice period in writing.
  4. Confirm parking: how many spaces, and whether there is room for a second car.
  5. Prompt the employee to serve notice on their current tenancy as soon as the offer is signed.
  6. Call school admissions early. Milton Keynes City Council’s in-year team is on 01908 253338.
  7. Agree company invoicing with a purchase order reference, so the accommodation does not sit on a personal credit card for three months.

Can you apply for a school place in Milton Keynes from temporary accommodation?

Usually not with the temporary address alone. Milton Keynes City Council asks in-year applicants to prove a new address with a Milton Keynes council tax reference, a signed tenancy agreement, or a solicitor’s letter confirming exchange of contracts. A serviced apartment booking is none of those.

The process itself is straightforward. Families apply through the council’s online Citizen Portal, one application per child, with up to four preferences including the catchment school, and can apply up to a month before the child is due to start. The council aims to process applications within 15 school days, longer where an academy or secondary school makes its own decision, and an offer must be accepted within 10 school days.

The catch is supply. Mid-year is not a normal transfer point, many schools are already full, and living in a catchment area does not guarantee a place. If none of the preferences can offer one, the council offers the nearest school with space.

For a family, that turns the order of the 90 days around: check which schools have places before committing to an area, then secure the tenancy that proves the address. Ask the admissions team at the outset how they will treat a family in temporary accommodation with a confirmed move date.

What happens in the first 30 days of a relocation to Milton Keynes?

The first month is for starting work and learning the city from the temporary base, so the area decision is made on evidence rather than a map.

  • Register with a GP. NHS guidance is that nobody needs proof of address, ID or immigration status to register, and a temporary address is acceptable. Alternatively the employee can register as a temporary resident for up to three months.
  • Drive the commute at rush hour from each candidate area. The grid makes three miles out a ten-minute drive off-peak, but the roundabouts on the main boulevards behave differently at 8.15am.
  • Price the train, if London is involved. Milton Keynes Central runs to Euston from about 35 minutes, and Bletchley is often the better station for southern estates once parking at Central is costed. In June 2026 the rail minister said the December 2026 timetable would provide for an Oxford to Milton Keynes Central service on East West Rail, but there is still no confirmed start date.
  • Spend weekends like a resident, not a visitor. Our guide to things to do in Milton Keynes covers the lakes, redways, Bletchley Park and the places families actually use, which is the fastest way to find out which side of the city feels like home.

A short check-in at the end of week two is worth diarising. If the temporary base is in the wrong place for the job, moving it in week three is cheap; moving it in week nine is not.

Where should a relocating employee live in Milton Keynes?

Central Milton Keynes for a single employee who wants to walk to the station and the office; the outer grid estates for families who need space, gardens, parking and a school. The city’s average rent was £1,344 a month in August 2026, according to the ONS, up 3.9% on a year. That is below the South East average of £1,426 but rising faster than the region’s 3.0%.

Home size Average rent in Milton Keynes, August 2026
One bedroom £978
Two bedrooms £1,217
Three bedrooms £1,451
Four or more bedrooms £2,088
Area Suits Worth knowing
Central MK (Witan Gate, Silbury and Avebury Boulevard) Single employees, London commuters Walk to the station and Santander’s Unity Place HQ; parking is chargeable seven days a week
Bletchley Commuters, rail and East West Rail roles Its own main line station and the future East West Rail hub
Furzton, Shenley and Oxley Park Families Quieter estates south-west of the centre, with parking and gardens; check school catchments by address
Fairfields and the western expansion Families wanting newer homes Newer-build estates on the western edge
Walnut Tree and the eastern estates Drivers using the M1 Quick access to the motorway

Catchment boundaries in Milton Keynes do not always follow estate names, so check the specific address with the council before signing anything.

How do you rent a home in Milton Keynes under the Renters’ Rights Act?

Expect a periodic tenancy with no fixed term, a cap of one month’s rent in advance, an advertised rent that landlords cannot be bid above, and a deposit of up to five weeks’ rent. The rules changed on 1 May 2026, and some of them change how employers support a relocation.

Rule since 1 May 2026 What it means for a relocating employee
Landlords must state a rent and cannot accept or encourage offers above it No bidding wars, but no outbidding to secure a home either; speed and complete paperwork win.
No more than one month’s rent in advance, and none before signing The old workaround of prepaying six or twelve months for someone with no UK credit history has gone.
Landlords cannot refuse tenants because they have children or receive benefits Families should not be turned away on that basis.
Tenancies are periodic; tenants leave on two months’ notice The employee can move on if the job changes, without a fixed-term penalty.
Rent rises limited to once a year, through the formal Section 13 process More certainty on the budget for the first year.
Pet requests must be considered, with reasons given for a refusal Worth raising early for a family with a dog.

On a three-bedroom home at the city average of £1,451, the upfront payment is about £3,125: one month’s rent plus a five-week deposit of £1,674.

Where the employee cannot pass referencing, usually an international hire or someone recently self-employed, the employer has three realistic options: act as guarantor, use a rent guarantee provider, or take the property as a company let, which sits outside the Renters’ Rights Act regime but makes the business the tenant, with the obligations that come with it. Right to Rent checks apply to every adult occupier either way, and international hires will need their digital immigration status share code ready.

What should be done in days 61 to 90 of a Milton Keynes relocation?

Move the employee in, end the temporary stay cleanly, and close the relocation file.

  1. Give notice on the temporary accommodation as soon as the tenancy start date is fixed, not after the keys arrive.
  2. Register for council tax from the tenancy start. For 2026/27, the Milton Keynes City Council, police and fire charge before any parish precept is £1,738.55 for Band B, £1,986.90 for Band C and £2,235.27 for Band D.
  3. Submit the school application with the signed tenancy as proof of address, if not done already.
  4. Move the GP registration to a practice covering the new address, if the temporary one does not.
  5. Total the relocation costs against the £8,000 limit and agree how any excess will be reported through payroll or the P11D.
  6. Ask for feedback while it is fresh. The employee knows which parts of the move went wrong, and the next relocation can avoid them.

What are the most common mistakes when relocating an employee to Milton Keynes?

  1. Booking 30 nights and extending week by week, which loses long-stay discounts, the night-29 VAT reduction and sometimes the property itself.
  2. Paying two rents because notice on the old home was served on arrival instead of on signing.
  3. Choosing the area before the school, then finding the catchment school full.
  4. Assuming a temporary address will do for school admissions.
  5. Spending the £8,000 on accommodation and leaving nothing tax-free for the removal.
  6. Ignoring parking, which costs £10 a day in central Milton Keynes.
  7. Putting the stay on the employee’s card for three months instead of invoicing the company.
