Those are the maximum rates HMRC allows to be paid free of tax under the working rule agreements, and you only get them if you actually qualify, the lodging allowance is for people staying away from home, not commuting daily.

This is a licensed nuclear site, so the onboarding is heavier than a normal construction job and it takes weeks, not days. Expect to need:

  • A valid CSCS card and a CCNSG Safety Passport, usually including the Triple Bar nuclear safety module
  • BPSS vetting, including DBS and identity checks, with a verifiable work history, typically three years, five for security roles
  • A drug and alcohol test, then the EDF/HPC induction before your site pass is issued
  • Security clearance for some roles, which normally requires UK residency for at least three of the past five years

One clause catches people out more than any other. Many contracts state that applications will only be considered from candidates living within about an hour of the project park and ride sites at M5 junctions 23, 24 or 25, and some specify one hour or 60 miles from site. Take the parking rules seriously too. Bridgwater is the default and the obvious answer: the largest supply of rooms, houses and apartments, the Sedgemoor Campus bus, and the J23 park and ride on its doorstep. The trade-off is competition, stock tightens noticeably whenever a big fit-out package mobilises.

Highbridge and Burnham-on-Sea are the towns to check when Bridgwater is full. Rents run lower, the bus routes work, and you’re trading roughly ten minutes of commute for a quieter base and more choice.

Taunton suits anyone here for six months or more, particularly with family visiting. It’s a proper county town with a main line station to London Paddington, hospitals, schools and a food scene, and it puts the Quantocks and Exmoor within reach on your days off. Cannington and Nether Stowey have the shortest commute in the county and almost no spare accommodation. If you find something, take it.

What about the project campuses?

EDF runs three managed sites through HOST Somerset. Hinkley Campus has 510 ensuite rooms beside the site with pedestrian access onto it. Sedgemoor Campus in Bridgwater has 986 ensuite rooms, ten minutes’ walk from town and around 30 minutes from site by bus. Brean Sands offers self-catering studios up to three-bed units, roughly 55–60 minutes away.

Minimum stay is four nights at all three, they’re booked through your employer rather than directly, and parking is tight, Sedgemoor allows one space per booking. Between them the campuses hold roughly 1,500 beds against a site workforce of about 14,000, which is why the private market absorbs the rest.

Two levers worth pulling before you sign anything. Long bookings attract 20–30% off list with most providers, because duration is discounted more readily than headcount.

And if the same person stays in the same accommodation for more than 28 continuous nights, a reduced value VAT rule applies from night 29 that takes the effective VAT on the accommodation element down to roughly 4% – but only on one continuous booking in one name. Which Town Should You Choose?

Work through it in this order and the answer usually presents itself.

  1. Check your contract’s residency clause first. If it specifies one hour from a park and ride, that rules towns in or out before anything else.
  2. Pick by bus route, not by map distance. Twenty minutes closer with no service is further away in practice.
  3. Match it to your shift. Nights need daytime quiet and somewhere to dry kit. A house share with five day-shift workers is a bad place to sleep at 11am.
  4. Count the length of the posting. Under a month, a room or a serviced apartment. Six months or more, price a tenancy against a long-stay rate.
  5. Confirm parking in writing. One space per vehicle, on the property. Bridgwater street parking is not a fallback.
